SoCal Luxury Surfaces began as the in-house specialty crew inside an Orange County general contractor. For nearly a decade we ground, primed, coated, and polished other people's projects — custom homes in Newport Coast, dealerships on Harbor Boulevard, restaurant builds in Costa Mesa. We watched what failed and we wrote it down.

The pattern was almost always the same. Moisture tests skipped because the schedule was tight. Substrates coated at the wrong ICRI CSP profile because the grinder operator was a sub. Garage kits bought from a box store and rolled over a slab that needed mitigation, not a topical seal. Hot-tire pickup at month four. Delamination at year two. A homeowner with a $15,000 floor failure and a contractor pointing at the manufacturer.

In 2020 we spun out with one rule: do it correctly the first time. That meant written specifications instead of verbal proposals. ASTM F1869 moisture testing on every slab. ICRI 310.2R surface profiling, documented. Manufacturer-certified installers, named on the job. 100% solids polyaspartic and epoxy from Penntek, Elite Crete, Westcoat, Ardex, and Sherwin-Williams General Polymers — never private label.
