SoCal Luxury Surfaces engineers polyaspartic, metallic epoxy, and polished concrete floor systems for the homes, dealerships, and hospitality projects that cannot afford a coating failure. Every install begins with a written specification and ends with a transferable warranty.
SoCal Luxury Surfaces began as the in-house specialty crew inside an Orange County general contractor. For nearly a decade we ground, primed, coated, and polished other people's projects — custom homes in Newport Coast, dealerships on Harbor Boulevard, restaurant builds in Costa Mesa. We watched what failed and we wrote it down.
The pattern was almost always the same. Moisture tests skipped because the schedule was tight. Substrates coated at the wrong ICRI CSP profile because the grinder operator was a sub. Garage kits bought from a box store and rolled over a slab that needed mitigation, not a topical seal. Hot-tire pickup at month four. Delamination at year two. A homeowner with a $15,000 floor failure and a contractor pointing at the manufacturer.
In 2020 we spun out with one rule: do it correctly the first time. That meant written specifications instead of verbal proposals. ASTM F1869 moisture testing on every slab. ICRI 310.2R surface profiling, documented. Manufacturer-certified installers, named on the job. 100% solids polyaspartic and epoxy from Penntek, Elite Crete, Westcoat, Ardex, and Sherwin-Williams General Polymers — never private label.
Twenty years and 2,400+ installs later, the rule still holds. We turn down work we can't stand behind, and over-engineer work we take.
Every job ships with a written spec — substrate moisture (ASTM F1869), prep method, ICRI CSP profile, primer, mil thickness, broadcast media, topcoat chemistry, and cure schedule. No verbal upgrades, no day-of substitutions. The floor you sign for is the floor we install.
Named foremen on every job, not rotating sub-labor. Our installers carry manufacturer certifications from Penntek, Elite Crete Systems, Westcoat, Ardex, and Sherwin-Williams General Polymers, plus ICRI surface-prep training and OSHA 10/30 cards. Continuing education hours are tracked annually.
100% solids polyaspartic and epoxy. Penntek, Elite Crete, Westcoat, Ardex, Sherwin-Williams General Polymers — never private label, never box-store kits, never water-thinned for margin. The materials line on your quote is rarely the cheapest part of the job, and that is the point.
HEPA dust extraction at the grinder, tape lines on every adjacent surface, daily site cleanup, end-of-day photo updates, and a printed care kit at walkthrough. The crew that finishes the job is the crew you met on day one. Your home or facility is treated the way it deserves.
