Hotel lobby polished concrete

Lobby polish. Back-of-house grit.

A hotel runs four floor environments — lobby, kitchen, back-of-house, parking — each with its own spec and its own zero-tolerance for downtime. The right contractor zones the building, phases the install around the operation, and never closes a guest-facing area.

— TL;DR

The five-second answer.

  • Polished concrete or metallic — lobby and pre-function.
  • Quartz or urethane cement — kitchens.
  • Chip or polyaspartic — back-of-house corridors.
  • Solid epoxy with striping — parking and loading.
  • Phased install during operation. Guest areas never close.
— The problem

Hotels lose more revenue to a closed floor than to a remodel.

A guest-facing floor that's closed to install costs the hotel real revenue per night per room — the math forces a contractor who can phase install around the operation. Polished concrete and metallic in the lobby and pre-function with HEPA dust containment overnight. Urethane cement in the kitchen over a single weekend. Polyaspartic back-of-house with 24-hour return to service. We've installed full hotels without a guest complaint and without closing the front desk.

What we engineer around.

Substrate, environment, downtime — every spec gets evaluated before product is selected.

Zoned spec

Lobby, kitchen, BOH and parking each spec'd independently. Documented transitions at threshold.

Guest-area phased install

Front-of-house work runs nights with HEPA, light containment, and barriers — guests don't see the install.

Kitchen weekend install

Urethane cement installs Friday night, cures over weekend, opens Monday — single weekend kitchen turnaround.

BOH 24-hr turnaround

Polyaspartic re-coats with 24-hour return-to-service for staff corridors and storage.

Branded color match

Lobby metallic and polished pigments tunable to hotel brand spec where required.

IAQ during install

Low-VOC and zero-VOC chemistry for occupied front-of-house. Coordinated with HVAC.

— Typical timeline

Phased per zone. Lobby 3–5 nights, kitchen 1 weekend, BOH corridors 24-hr cycle, parking phased nights.

— Typical cost range

$5–$18/sq ft depending on zone. Polishing low end; metallic lobby and urethane kitchen at the high end.

Final spec quoted on-site after substrate evaluation.

— Frequently asked

Specifics matter.

Can you install a hotel kitchen over a weekend?
+
Yes — urethane cement (3-component polyurethane mortar) is engineered for fast turnaround. We mobilize Friday after dinner service, install Friday night through Saturday, cure Sunday, and the kitchen is in service Monday breakfast. Standard hotel kitchen turnaround. Quartz systems take 4–5 days and we plan those around a kitchen renovation rather than a single closure.
What about the hotel lobby — can we install while open?
+
Yes. Phased nightly zones with HEPA dust collection, light barriers, and crew that work 10 p.m.–6 a.m. when the lobby has minimal traffic. Furniture and fixtures relocated nightly. Polished concrete is the right system for this — no off-gassing topcoat, no overnight cure that blocks the area at 7 a.m. We've installed lobbies in operating four-star and luxury hotels without a single guest complaint.
What's the spec for the parking garage?
+
Solid epoxy with urethane top coat for vehicular traffic decks, OSHA striping installed in-coating, slip aggregate to DCOF 0.6+. Where the garage is below grade and may have moisture, we test ASTM F1869 first and install vapor-mitigating primer when MVER is elevated. 15–25 year life. Phased nightly install across the deck.
Will the back-of-house floor hold up to housekeeping carts?
+
Yes — polyaspartic with vinyl flake at 30–40 mil handles cart traffic, mop bucket spills, vacuum impact, and the full BOH chemistry routine. The flake gives slip rating wet (DCOF 0.6+) and hides wear well. Lifespan in a working BOH corridor: 15–20 years before re-coat. Re-coats happen overnight in zones with no operational disruption.
