Concrete patios fail three ways: surface gets too hot to walk on, finish gets slick when wet, or color fades to chalky grey in 18 months. Box-store sealers and tinted concrete dyes are the usual culprits — neither is UV-stable, neither manages surface temperature, and neither addresses the underlying slab. The right system selects for shade exposure, drainage path, foot use, and decorative goal. We spec it after walking the slab in the actual sun, not from a photo.

Water management

Existing slope is verified; ponding areas get either a self-leveling correction or a textured finish that breaks surface tension.

Furniture wear

Patio furniture legs scuff thin coatings; we spec a 20+ mil topical or a structural overlay for high-traffic areas.

Decorative goal

Stamp pattern, integral color, stain palette and seal sheen are all chosen on-site against the house exterior.

Will my patio be too hot to walk on?

Surface temperature is driven by color and texture, not the coating chemistry itself. We spec light pigments, cool-deck textured overlays or acrylic finishes that reflect rather than absorb infrared. A cool-deck patio in direct SoCal sun runs 20–30°F cooler than bare grey concrete — comfortable for bare feet from a pool, where bare slab would burn. Color sample is reviewed in actual midday sun before final selection.
Can you stamp over my existing patio?

Yes — if the slab is sound. We assess crack pattern, slope, and bond line first. Stampable overlay (1/4"–1/2" polymer-modified) bonds to a properly prepped existing slab and accepts any of 200+ stamp textures (flagstone, slate, wood plank, ashlar). Cracked or moving slabs need crack stitching first; severely settled slabs need mudjacking or partial tear-out before overlay is viable.
How do I keep my acid-stained patio looking good?

Acid stain is permanent — the color is reacted into the cement paste and won't fade. The acrylic sealer over it is the wear layer, and that needs a refresh every 3–5 years in SoCal sun. We hand off a printed care kit at completion: pH-neutral cleaner, no-pressure-wash zone, and a recommended reseal cadence. Cost to reseal is typically 25–35% of original install.
What about pool-adjacent patios?

Pool decks have their own page — chlorine resistance, wet DCOF, and cool-touch are stricter than general patio specs. If your patio wraps around the pool, we'll often spec a pool-deck system at the wet zone and transition to a patio finish past the coping line. The transition is detailed and the seal lines are mechanically locked.
